Looking for a Book

The story starts with an orphanage director making a deal with a book to protect the adopted daughter in her care, then dying and being reborn as a wealthy lady in a wheelchair. The daughter is also reborn, but has no memories. The director can control puppets and teams up with her wife to kill the supernatural creatures. It has two female leads.
