Based on big data analysis, combined with the characteristics of the Chinese market, and using the repeated transaction model as the main method, this book establishes a homogeneous and comparable urban housing price index system, including housing price indexes in hundreds of key cities, rental indexes in 22 key cities, etc.; On the basis of systematically sorting out the theory and practice of classification and grading of relevant cities at home and abroad, this book proposes a system that is consistent with the reality of the Chinese real estate market. City classification standards and specific classifications, and then compiled 11 comprehensive indexes in three series: core city index, regional core index, and city classification index, which can better reflect the comprehensive changes in housing prices in core cities across the country and major urban agglomerations and the comprehensive changes in housing prices in first-, second-, third-, and fourth-tier cities; based on big data and machine learning methods, an attempt was made to establish a corresponding housing price early warning and forecasting system.
